TWO EVENTS IN ONE IN WESTON
BSO Shred-A-Thon & Operation Medicine Cabinet
Saturday, February 9^th 

The Broward Sheriff’s Office, Weston is pleased to announce two events in one – BSO Shred-a-thon and Operation Medicine Cabinet.  On Saturday, February 9^th, from 9:00 a.m. to 12 p.m. residents can shred away identity theft by safely disposing of their personal documents, check stubs, credit card offers, receipts and any other material that might contain sensitive data. This service is free of charge.  There is a 5-box maximum for shredding documents.

At the same time, Operation Medicine Cabinet collects any unused, unwanted or expired medications for safe disposal. Come early and receive a $5 gift card while supplies last.

What women should not do on Valentine’s Day or another other day if they would like a lasting relationship with someone

Janet T is a mother of two. She is pretty and has a stable career. However, having felt that there were no longer any romance in her marriage for a long period of time and feeling that her husband no longer cared for her, she asked for divorce. With reluctance, her husband agreed.

Shortly after, Janet married again.  It turned out to be another unpleasant experience of fights and arguments and she asked for divorce with her second spouse. Her second marriage lasted three years and she is now single again.

“She did not know her own mistakes.” said Chen, a relationship expert who has written 20 books and is a bestselling relationship author. Her recent book “the Matchmaker of the Century” became a number one bestseller in marriage and romance books at Barnes and Noble.

Chen, who counseled Janet about her relationship disasters, commented, “She asked for the other half to change to satisfy her. But she did not realize what she is doing that is hurting the relationship.”

“This is the most frequent mistake that women make in their relationships. Nagging at their partner’s mistakes, telling them what is wrong and why they are wrong. ” Chen said in a news interview.

“Men are not always right, of course. But there are ways to guide them instead of constantly criticizing them.” Chen continued in the interview.

She also shared the top mistakes which men have committed in relationships and what men need to do to keep the relationship well and alive.

Chen, being married for over 20 years, has traveled the world and given thousands of seminars on how to achieve marital bliss. She has developed an unwitting reputation for solving the toughest relationship problems and reversing the ‘unchanging’ patterns of dying relationships.

As an unorthodox matchmaker, she is known for helping the hardest cases to find their perfect matches: computer geeks who would never have chances to be noticed, 40-year-old virgins who had sworn to never enter into relationships, hard-to-please career men and women who have sky-high expectations and yet usually no success and divorcees who had been burnt a tad too deep.

Chen’s matchmaking stories are even filmed by an award-winning director who followed Chen as she helped couples and the result is the first-ever documentary about love “Let’s Fall in Love” now shown in international film festivals.

Chen just helped her 51st couple to walk on the red carpet.

“Having a good relationship is not difficult. ” Chen said recently in a marriage seminar that she conducted for singles and married couples.

” You just have to know and understand the ‘rules’ of a happy marriage. On Valentine’s day, it is great to shower your better half with nice words and gifts.  But if you continue to be oblivious about the rules of a relationship and constantly break them, you are simply asking for a disastrous ending.” Chen said.

Wedding Gonzalez & Vargas: “A Gift from God”

The ceremony was held in December 22, 2012 in the “Pembroke Pines Christian Community” Church and the reception in a beautiful Victorian style home in Fort Lauderdale.“It was a dream come true in all aspects” Alexandra told us. She is managing partner of Hair and Spa by Yolanda in Weston, a family business with her mother Yolanda Triana.

On December 24^th  2011, Juan Luis asked for her hand in marriage, getting a “yes” answer. This pretty Venezuelan couple, passed thru a moment of confusion and darkness in their relationship they decided to place their faith in God and let Him transform them day by day, according to Alexandra. “That is the way that our love story was victorious”, she said. Then in April 2012, they set the date for the wedding in December, a month full of much happiness and great loving family encounters. After a deep research about Brides and wedding plans made by Alexandra, she designed everything about the party. A wedding planner from Venezuela helped with the parties theme “Vintage Wedding” Everything was made from scratch, the whole party was created based on a collection of pictures and images from the internet that Alexandra went selecting based on classic and romantic style. “Everything I wished for became reality, like in a fairy tale” she said.

Alexandra enjoyed every moment of the preparation and arrangements for the event. However there was something that seemed more emotional, the making of the wedding dress. A beautiful dress handmade and custom fit by the recognized Venezuelan designer, Franco Montoro who gave the design a magical touch. Additionally, well known Gourmet Chef Jackie Salsas was in charge of the food. The event was coordinated by Pro-event Décor, the video and pictures by Karttos Studio, flower arrangements by Arts of Flower and music by Discodelica, who made this event an unforgettable one. And of course, the amazing hairstyles and makeup were done in their own beauty salon by her mother Yolanda and Juan Carlos Mosquera, former makeup artist for Miss Venezuela who traveled from New York to makeup the bride. “I am eternally grateful with God, for the blessing of putting a husband by my side and all the talent that made this day, the happiest of my life. It was a wedding filled with light where God’s love was felt” said Alexandra.

La ceremonia entre Alexandra Gonzalez y Juan Luis Vargas se realizó el pasado mes de Diciembre, 2012 en la iglesia ” Comunidad Cristiana Pembroke Pines” y la recepción en una bellísima casa en Fort Lauderdale, con estilo Victoriano, rodeada de jardines y una romántica piscina.   “Fue un sueño hecho realidad en todos los aspectos” nos cuenta la novia, Alexandra, quien es Managing Partner de Hair & Spa by Yolanda in Weston, un negocio de familia que gerencia junto a su madre Yolanda Triana.

El 24 de diciembre del 2011, Juan Luis pidió la mano de Alexandra, recibiendo un “Si “. Esta linda pareja venezolana, paso por un momento de confusión y obscuridad en su relación, decidiendo volcar su fe en Dios y dejarse transformar dia a dia por El, según relata Alexandra.  “Es así, como esta historia de amor fue victoriosa”, dice. Ya en Abril de 2012, fijaron la fecha de la boda, que fue en el mes de Diciembre, un mes lleno de mucha alegría y amor familiar de grandes encuentros. Despues de una profunda investigación hecha por Alexandra sobre bodas y planes, se diseño todo lo referente a la fiesta. Una Organizadora de Eventos desde Venezuela, ayudo con el tema de la fiesta, ” Vintage Wedding”. Todo se hizo desde cero, toda la fiesta fue creada en base a la colección de fotos e imágenes de internet que Alexandra iba seleccionando de estilo clásico y romántico.”Exactamente todo lo que anhelaba se hizo realidad, como un cuento de princesa”, dijo.

Alexandra disfruto cada minuto, durante la preparación y arreglos para el evento. Sin embargo, hubo algo que parecía más emocionante, la elaboración del traje de novia. Un hermoso traje confeccionado a la medida por el diseñador venezolano reconocido, Franco Montoro, quien le dio un toque mágico al diseño. La comida estuvo a cargo de la reconocida Chef Gourmet Jackie Salas. La coordinación del evento por Pro-event Decor, las fotos y video por Karttos Studio, los arreglos florales vinieron de Art of Flowers, así como Discodelica , hicieron de evento algo inolvidable. Y por supuesto, los bellísimos peinados y maquillajes fueron realizados en el salón de belleza de su propiedad, por su madre Yolanda y por Juan Carlos Mosquera, ex maquillador del Miss Venezuela quien viajo de New York para maquillar a la novia. “Estoy eternamente agradecida con Dios, por la bendición de poner a mi lado a mi esposo y todo el talento que hicieron de este dia, el más feliz de mi vida. Fue una boda llena de luz donde del amor de Dios se hizo sentir”, dice Alexandra.

 It is with a great sense of commitment to our collective expectations for the future of Weston that I communicate with you as Weston’s newest Mayor.  On November 19, 2012, I was proudly sworn into office as Mayor of Weston’s ninth City Commission.

Having served as a City Commissioner from 2002-2010, I was humbled to have been elected unopposed as your Mayor.  Commissioner Angel Gomez was sworn in for a second term in office and the City welcomed its newest Commissioner, Thomas M. Kallman.    We join Commissioners Toby Feuer and Jim Norton and look forward to serving you, our residents and businesses.

I must thank former Mayor Eric Hersh whose last term in office concluded after serving this community for over 19 years, 11 of those years as Mayor.  As I referenced in my speech that evening, the City of Weston is the great community that it is due to Mayor Hersh and former Mayor Rosen’s leadership, knowledge and vision.  As Mayor, I look to continue in much of the same traditions.  I also thank outgoing Commissioner Mercedes Henriksson who I had the pleasure of working with, who was also term limited out, for her leadership, professionalism and dedication in making our city what it is today.  We have the great fortune of being fiscally sound, having a talented and dedicated staff, the highest quality public safety services, lushly maintained city properties, and property values that are the strongest in the nation.

Today we welcome a New Year, new leadership and new opportunities.  One of those opportunities was the awarding of a competitively bid contract for Solid Waste, Bulk Waste and Recycling Collection and Disposal which will provide residents of Weston with the lowest garbage rates in the county.  Thanks to the diligence of our City Manager and staff, comprehensive bids documents were developed that drew 5 submittals.  After review and rankings, All Service Refuse was found to be the lowest responsive and responsible bidder and awarded a contract that goes into effect on October 1, 2013 through March 31, 2019.

What this means for you: 

• Weston will have the lowest residential curbside costs in the county.
• Residential curbside costs will decrease substantially as compared with current rates.
• Rates for multi-family and commercial will also see significant reductions and bills for multi-family units will be user friendly and easier to understand.
• Service levels will be the same, with the enhancement of brand new carts on wheels for recycling instead of the current bins, and the carts have more capacity than the bins.

Another pro-active project that will pave the way for many years of smooth driving is the Royal Palm Boulevard and Weston Road repaving projects.  Royal Palm will be repaved first, beginning this month.  While there will be some minor delays, they have been carefully mitigated with construction outside of rush hours, generally weekdays from 8:30 a.m. until 3:30 p.m.  Notifications on when and where construction will be occurring will be placed on our City website daily and you can also sign up to receive E-Notifications.

Cambios para Weston

Es con un gran sentido de compromiso ante las expectativas colectivas con respecto al futuro de Weston, que me comunico con ustedes como el nuevo alcalde de la ciudad. El 19 de noviembre de 2012, fui juramentado con orgullo al cargo de Alcalde,  en la novena reunión de la Comisión de la ciudad de Weston.

Habiendo servido como Comisionado de la ciudad de 2002-2010, fui  honrado de haber sido electo por unanimidad como su Alcalde. El Comisionado Ángel Gómez prestó juramento para un segundo mandato en el cargo y la ciudad dio la bienvenida a su nuevo Comisionado, Thomas M. Kallman. Nos unimos a los Comisionados Toby Feuer y Jim Norton y esperamos servir a ustedes, a nuestros residentes y negocios.

Debo dar las gracias al ex-alcalde Eric Hersh, cuyo último período de gobierno llegó a su término, después de servir a esta comunidad por más de 19 años, 11 de esos años como alcalde. Como ya he mencionado en mi discurso de esa noche, la Ciudad de Weston es una gran comunidad gracias al alcalde Hersh y al liderazgo del ex-alcalde Rosen, por su conocimiento y visión. Como Alcalde, espero seguir en gran parte las mismas tradiciones. También doy las gracias a la Comisionada Saliente Mercedes Henriksson, con quien tuve el placer de trabajar, pero que también cumplió su término, por su liderazgo, profesionalismo y dedicación en hacer de nuestra ciudad lo que es hoy. Tenemos la gran fortuna de ser una ciudad fiscalmente sólida, con un personal talentoso y dedicado, con los servicios de seguridad pública de alta calidad, lo exuberante que se mantienen las propiedades de la ciudad y los valores de la propiedad inmobiliaria, que son los más fuertes de la nación.

Hoy damos la bienvenida a un nuevo año, a un nuevo liderazgo y a nuevas oportunidades. Una de esas oportunidades fue la adjudicación de un contrato competitivo para la oferta de servicios de reciclaje y eliminación de Residuos y Desechos Sólidos que se ofrecen a los residentes de Weston, con las más bajas de basura en el condado. Gracias a la diligencia de nuestro Gerente de la Ciudad y el personal, se desarrollaron amplios documentos de licitación que generó cinco consideraciones. Después de la revisión y la clasificación, All Service Refuse,  resultó ser la oferta más baja sensible y responsable para prestar el servicio y se le otorgó un contrato que entra en vigor el 1 de octubre 2013 al 31 de marzo de 2019.

Lo que esto significa para usted es:
• Weston tendrá menores costos residenciales de pago de Recolección de Basura, en el condado.
• Los costos de Recolección de Basura residenciales se reducirán sustancialmente, en comparación con las tasas actuales.
• Tarifas para edificaciones multifamiliares y locales comerciales, también se verá una reducción significativa y las facturas para unidades multifamiliares serán fáciles de usar y de entender.
• Los niveles de servicio serán los mismos, con la mejora en los carros de basura nuevos con ruedas para el reciclado en lugar de los contenedores actuales, y con más capacidad que esos.

Otro de los proyectos pro-activos que allanarán el camino, por muchos años de conducción sin problemas,  es el Royal Palm Boulevard y los proyectos de repavimentación en la Weston Road. Royal Palm será repavimentado en primer lugar, a partir de este mes. Si bien habrá algunos retrasos menores, han sido cuidadosamente mitigados con la construcción fuera de las horas pico, por lo general los días de semana de 8:30 am hasta las 3:30 pm. Las  notificaciones sobre cuándo y dónde se produce  la construcción, se colocará en nuestro diario de la Ciudad en nuestro sitio web y usted también puede inscribirse para recibir notificaciones electrónicas.

Receiving an A or B

By the end of December, The Florida Department of Education released 2011/12 preliminary high school grades under the revised Florida A++ Plan. Although announced as preliminary, these grades are final pending appeals, which would be submitted prior to February 2013. Elementary and middle school grades were released in late June 2011.

This year’s results highlight that 82% of Broward’s high schools earned a grade of ‘A’ or ‘B’ versus 76.3 last year, including Hallandale and Piper high schools, both improving to an A from a C last year. Flanagan, Fort Lauderdale and Taravella high schools all also improved to an A from a B last year. All District and charter high schools earned a grade C or higher.

Broward high schools outperformed the State’s big five districts (including Hillsborough, Miami-Dade, Orange and Palm Beach) and the State with 69% receiving an A and 82% receiving an A or B.

For elementary and middle schools, the grades are based entirely on Florida Comprehensive Assessment Test (FCAT) results. High school scores include other components including student performance and participation in accelerated courses, college readiness in reading and mathematics, and the overall graduation rate as well as the graduation rate of “at-risk” students. District high schools show improvement in each of these areas.

Some highlights from this year’s high school grades include:• 22 District and five charter high schools received an A(including Cypress Bay and Western High School in Weston)  increasing from 14 District schools and three charter schools last year.• Four District high schools and one charter high school earned a B grade, down from 12 B grades last year.• Six District high schools and one charter high school received a grade of C, up from five District schools and down from two charter schools last year.• No high schools received a D or F grade.
“I applaud the hard work and efforts of our students and staff. We see progress and opportunities to improve,” said Superintendent Robert W. Runcie. “We will continue our work and mission to ensure that our students reach their highest potential.”

2013: Are we facing a real estate “mini bubble”?

All news related to the real estate market indicates that the market is stabilized. This is confirmed by various indicators such as: sales of units, prices, inventory levels, the decrease in foreclosures, among other factors.

This improvement of the market is in part because there are many buyers who have taken advantage of access to the credit offered by some banks that have loosened their requirements for granting a loan.

On the other hand the improvement is also due to the entry force of investors who saw that investing in real estate makes more money than other investments, such as bonds, shares, etc.

That being said, we have to keep a close eye on these investors in 2013, whose objective is to protect and maximize their capital, since these could keep pushing prices higher.

There are economists who feel we could be at the beginning of a mini bubble due to the large amount of people buying one family homes and condominiums for rent.  According to the National Association of Realtors, 27% of buyers are doing so as an investment. They know they are getting better than a 6% return on their rental investments and more than 6% reselling or “flipping”, levels similar to that of the peak of the real estate bubble in 2005.

Money is flowing on the acquisitions of rental properties and there could be an over sale that would lower their return making them less likely to continue investing this way.  Under this scenario, some economists think that the market would cool off again and those that financed their loans could leave the banks with unrecoverable accounts.

The big difference between the actual market and that lived during the bubble is that more than half of the property sales are made in cash, when financed, the banks are asking for 30% or more as a down payment so that the renters will not be in a hurry to sell when there have no tenants and are not willing to lose their investments.

The United States is not having a down turn in the economic growth, nor is it stagnant. Unemployment is decreasing and there will be opportunities again for families to buy homes.

As far as prices go, real estate investments are a good shelter. Whatever the solution to solve the fiscal gap, there will be inflation on everything, consumer goods, taxes and of course rental and housing prices.

When the jobless get jobs, the will begin to demand goods and services that they were not able to afford before, and those that did not spend due to fear of losing their jobs will begin to spend. When unemployment reaches the 6% levels, the interest rates will go up and with them coupled with a greater demand the inflation will grow.

The time to buy properties remains favorable, and it is important to analyze where you should invest, if there are good jobs in the area, the quality of tenants in the area, so do an inspection of the property and always with a real estate agent at hand.

2013: Estamos frente a una “mini burbuja” inmobiliaria?

Todas las noticias relacionadas con el Mercado de bienes raíces indican que el Mercado esta estabilizado en estos días. Esto está confirmado por varios indicadores tales como: Ventas de unidades, precios, niveles de inventario, la disminución de ejecuciones hipotecarias, entre otros factores.

En parte esta mejoría del mercado viene dado porque hay muchos compradores reales que han aprovechado el acceso al crédito que ofrecen algunos bancos que han aflojado sus exigencias para otorgar un préstamo.

Por otro lado la mejoría también obedece a la entrada con fuerza de inversionistas que vieron que invirtiendo en bienes raíces hacen rendir su dinero más que en otras inversiones, como bonos, acciones, etc..

Dicho lo anterior, tenemos que observar muy de cerca que van a hacer estos inversionistas en el 2013, cuyo objetivo es proteger y hacer rendir su capital al máximo, ya que estos podrían seguir empujando los precios hacia el alza.

Hay economistas que presienten que estaríamos a las puertas de una mini burbuja inmobiliaria debido a que hay demasiada gente comprando casas unifamiliares y condominios para alquilar. Según la Asociación Nacional de Agentes inmobiliarios actualmente un 27% de compradores de casas las adquieren como inversión, colocando este parámetro a solo un punto porcentual de medida al record  de 28% registrado en el 2005 cuando fue el pico de la burbuja inmobiliaria.

Efectivamente los inversionistas están ganado dinero con sus inversiones y están esperando obtener aun mas, están comprando desde lejos, en ausencia y sin ver lo que compran,  ven más una hoja de cálculo que una casa. Saben que están obteniendo rendimientos superiores al 6% por ingresos por alquiler y más del 6% por reventa “flipping”, niveles similares a los registrados en el pico de la burbuja inmobiliaria en el 2005.

El dinero esta fluyendo en adquisiciones de propiedades para alquilar y podría haber una sobre oferta que empuje los alquileres hacia abajo desanimando a los inversionistas a seguir con su inversión. Bajo este escenario algunos economistas piensan que el mercado se enfriaría de nuevo y los que financiaron sus compras podrían dejar a los bancos insartados con cuentas incobrables.

La gran diferencia con el mercado actual y el vivido cuando se creó la burbuja es que más de la mitad de las ventas de propiedades se hacen en cash, cuando es financiado… los bancos piden 30% o más de inicial de manera que los inversionistas no se verán apurados a vender cuando no tengan inquilinos y no estarán dispuestos a perder en su inversión.

Estados Unidos no está viviendo un periodo de retroceso en su crecimiento de la economía, tampoco un estancamiento. Está decreciendo el desempleo y habrá oportunidades de nuevo para que las familias puedan comprar su vivienda.

En cuanto a precios, la inversión en bienes raíces es un buen refugio, cualquiera que sea la solución a que se llegue para enfrentar la brecha fiscal, habrá inflación de todo: de los bienes de consumo masivo, de los servicios, impuestos y por supuesto también los alquileres y los precios de las casas.

Cuando los que no tienen empleo se empleen, comenzarán a demandar bienes y servicios que no disfrutaban antes, y el que no gastaba por temor a perder su empleo comenzara a gastar. Cuando el desempleo llegue a niveles de 6% la tasas de interés comenzaran a subir y con ellas, aunadas a una mayor demanda… también la inflación crecera.

El momento para comprar propiedades sigue siendo propicio, es importante analizar donde invierte, si hay fuentes de trabajo cercanas, ver la calidad de inquilinos de la zona, hacer una inspección de la propiedad y siempre ir de la mano de un agente inmobiliario.

In December at an elegant lounge of the Signature Grand, we celebrated the yearly lunch conference to thank all of our clients and colleagues who have relied on Ciudad Weston Newspaper as the messenger for the city and made sales plans for 2013.

More than 60 participants enjoyed a delicious lunch buffet, after a presentation by Gustavo Pierral, presenter and broadcaster in Caracas, Venezuela with 40 years’ experience in advertising. The strategies and forms of advertising as investments were shared with our clients and potential advertisers who brought interesting approaches to Pierral during the presentation.

Thanks to the staff of professional dedicated to providing excellent service at the Signature Grand Davie like Monica Avla and Soto Selan we enjoyed a different, exquisite and unforgettable afternoon as all those invited confirmed. Congress and the President have finally reached an agreement on the “fiscal cliff” where the mortgage forgiveness debt relief act has one more year. This means that the mortgage forgiveness debt will remain tax-free. Without this extension, short sales, foreclosures and loan modifications would have become taxable. This would have been a blow to the economic recovery. These basic compensations of the market mechanism were vital to the recovery of housing in 2012 and will continue to help with the recovery in 2013.

The low mortgage interest rates will also remain intact, which means that the mortgage financing are still very good business since low interest rates and low financing costs are a smart leverage strategy in purchasing assets (real estate) that are increasing in value, thus providing a way to increase the invested capital.

Interest rates are at a historic low; due to unprecedented purchases form the Federal Security Reserve backed by mortgages. The Fed had previously said that it would continue buying these titles indefinitely. At this moment, I think the Fed will continue buying Treasury Bonds and securities backed by mortgages before the years end.

The United States 10 year Treasury note is a point of reference for the market security backed by mortgages and the 30 year fixed mortgage rate, since its performance has moved considerably higher over the past month. On-hand inventory has decreased since many homeowners in arrears still remain in their homes, therefore they are not in the market yet, and as prices recover, many potential sellers believe that the price will be higher in the future because there will not be many homes available.

In other words, the housing recovery will remain in 2013, according to the latest data. Trula, for example, reported that in the first quarter of 2012, national prices increased 0.8%, increasing to 2.3% by the fourth quarter. In a year, national prices rose 5.1%.  The same way loans seem more flexible each day and investments by residents, citizens and foreigners are still at their peak, thus prying the markets recovery each day. This will keep the interest of buyers.

According to real estate data providers Movoto, inventory fell 9 percent or 9,551 houses in December. It means inventory levels of 2012 ended up 27% lower. Despite the price increase, the houses remain inexpensive. In addition high rent payments make mortgage payments much more favorable than any rent and renting becomes much less attractive compared to paying a mortgage. It is important to remember that First Residential Mortgage, as a direct lender, gives the opportunity both to 1^st time buyers and foreign investors to finance with low rates and efficient procedures doing our best to qualify them and participate in a good investment. El Congreso y el Presidente han alcanzado finalmente un acuerdo sobre el “abismo fiscal” , donde La ley de alivio de deuda de hipotecas con perdón,  sigue un año más. Esto significa que la deuda hipotecaria perdonada permanecerá libre de Impuestos. Sin esta extensión en ventas cortas, las ejecuciones hipotecarias y modificaciones de préstamo se habrían convertido en gravables con un impuesto. Esto habría sido un duro golpe a la recuperación económica. Estos mecanismos básicos de compensación de mercado son vitales para la recuperación de la vivienda en 2012 y seguirán ayudando a la recuperación a lo largo de 2013.

Los intereses bajos hipotecarios también permanecen intactos, lo que significa que las hipotecas con financiación siguen siendo muy buen negocio ya que los bajos intereses y los bajos costos de financiamiento, son una estrategia inteligente para aprovechar en comprar activos (Inmobiliarios) que van en aumento en valor; proporcionando así una forma de aumentar el capital invertido.
Las tasas de interés están en mínimos históricos, debido a las compras sin precedentes de valores de la Reserva Federal respaldados por hipotecas. La Fed había dicho previamente que seguiría comprando estos títulos indefinidamente. Por el momento, pienso que la Fed seguirá comprando bonos del Tesoro y valores respaldados por hipotecas hasta antes de finalizar el año.

La nota del Tesoro de Estados Unidos de 10 años, es un punto de referencia para el mercado de seguridad respaldados por hipotecas y por la hipoteca de tasa fija de 30 años, ya que su  rendimiento se ha movido considerablemente superior durante el mes pasado. El inventario disponible ha disminuido puesto que muchos propietarios en mora permanecen aun en sus viviendas, por tanto no están en el mercado todavía  y como los precios se recuperan, muchos vendedores potenciales creen que el precio estará más alto a futuro porque no habrán muchas unidades disponibles.

En otras palabras, la recuperación de la vivienda seguirá en el 2013, según la última data. Trulia, por ejemplo,  informa que en el primer trimestre de 2012, los precios nacionales aumentaron 0,8% el primer trimestre; aumentando a 2.3% en el cuarto trimestre. En un año,  los precios nacionales subieron un 5.1%. De igual forma los créditos cada dia parecen más flexibles y la inversión por parte de  residentes, ciudadanos y extranjeros siguen en su apogeo, palanqueando así, dia a dia la recuperación del mercado. Esto mantendrá el interés de los compradores.

Según el proveedor de datos Bienes inmuebles de Movoto, el inventario se cayó el 9%, o en 9.551 casas, mes durante el mes en diciembre. Significa que los niveles del inventario terminaron en 2012 con un  27% por debajo. A pesar de los incrementos de precios, las casas permanecen muy económicas. Además, los pagos de alquiler por las nubes, hace que el pago de una hipoteca sea mucho más favorable que cualquier alquiler, el cual se hace mucho menos atractivo alquilar, comparado con pagar una hipoteca.
