Celebrated its 5^th annual International Women’s Day on March 10, 2012.  The United Nations (UN) established the International Women’s Day to recognize and honor women for their contributions to the betterment of their communities and/or countries.   The International Women’s Day is celebrated all over the world.

In tune with UN’s goal, AAUW Weston honors local women’s groups with a Service of Distinction plaque and it honors individual women and girls with a Community Service Star Award. This year, the Service of Distinction Award went to Mujeres Latinas Impulsando Mujeres Latinas and Mrs. Maria Antoniette Diaz, President of the organization who accepted the award.  She and Mrs. Linda Gomez used a PowerPoint presentation to narrate the mission and history of the organization and highlighted all the past presidents.

The keynote on Live to Make a Difference was given by Mrs. Natividad Soto AIA, LEED AP Bd+C, President, Ferguson Glasgow Schuster Soto and Vice president, American Institute of Architects Florida.  She exalted the audience to discover their own passion and follow it through with action to make a difference.  She mentioned three principles of action – Engage, Communicate and Empower.

Mrs. Cathy Donnelly, Founder and President of Keep It Simple Services (KISS) program serving the kids in all the Boys and Girls Clubs in Broward County was one of the two recipients of the Community Service Star Award.  Using a PowerPoint presentation, she told the audience about how she got started in a very small way in a club, and how the program has grown to date to cover all the clubs in Broward County.  The second recipient of the Community Star award was Nicole Granet, a senior at Spanish River Community School and Founder of Teens who Care, fund raiser for mosquito nets for families in Africa, organizer of beach cleanup locally, among many other voluntary services.  The Teens who Care group visits nursing homes, assists living facilities, veteran’s hospitals and sings for the residents and patients.  She used a PowerPoint presentation as well.  In the end, she delighted the audience by singing “All I want is a room somewhere…” from My Fair Lady.

La Asociación Americana de Mujeres Universitarias premia a Lideres Hispanas en la AIU

La Sede de la AAUW en  Weston celebró su 5 º Dia Anual Internacional de la Mujer el 10 de marzo de 2012. Las Naciones Unidas (ONU) estableció el Día Internacional de la Mujer para reconocer y honrar a las mujeres  por sus contribuciones al mejoramiento de sus comunidades y países. El Día Internacional de la Mujer se celebra en todo el mundo.
En sintonía con la meta de las Naciones Unidas, la organización  AAUW de Weston, honró a las mujeres locales con una placa de distinción y le hizo honor a jóvenes mujeres con un Premio Estrella al Servicio de la Comunidad. Este año, la entrega de la placa de distinción fue a Mujeres Latinas Impulsando Mujeres Latinas, a María Antonieta Díaz, presidente de la organización quien recibió el premio. Ella y la señora Linda Gómez hicieron una presentación de PowerPoint para narrar la misión e historia de la organización destacando a todos los presidentes anteriores.
La charla  como “Hacer la Diferencia”  fue dada por la señora Natividad Soto AIA, LEED AP BD + C, presidente de Ferguson Glasgow Schuster Soto y vicepresidente del Instituto Americano de Arquitectos de Florida. Ella exalta al público a descubrir su propia pasión y seguir adelante en  la acción para hacer una diferencia. Ella mencionó tres principios de acción – Participar, comunicarse y empoderarse.
La señora Donnelly Cathy, fundadora y presidente de Keep It Simple Services (KISS) programa que sirve a los niños en los Boys and Girls Clubs del condado de Broward, fue una de las dos ganadoras del Premio Estrella de Servicio a la Comunidad. Mediante una presentación en PowerPoint, explico acerca de cómo se inició muy pequeño un Club, y cómo el programa ha crecido hasta la fecha para cubrir todos los clubes en el condado de Broward. El segundo galardonado con el premio Estrella de la Comunidad fue Nicole Granet, con alto cargo en la Escuela Española de la Comunidad del Río y fundadora de los “Adolescentes les Importa”, para recaudar fondos para mosquiteros para familias en África, organizar limpiezas de playas locales, entre muchos otros servicios de voluntariado. Los “Adolescentes les Importa”, visitan hogares de ancianos,  clínicas de cuidado diario, hospital de veteranos y cantan para los residentes y pacientes. Ella hizo también una presentación en Power Point de la organización. Al final, Nicole deleitó a la audiencia cantando “Todo lo que quiero es una habitación en algún lugar …” de My Fair Lady.

Artcoffee is an organization of a group of Venezuelan residents in South Florida, whose mission is to promote contemporary abstract Venezuelan art through the Organization of exhibitions and sale of pieces of renowned national and international artists, combining art and aesthetics with a varied culture of coffee and Venezuelan cuisine. “It is a matter of highlighting our identity”, says Trina Oropeza, founder of the organization.

This project began in mid-2011 with the achievement of the 1st Artcoffee that occurred in October 2011. Given that Artcoffee understands the importance of education versus the reality of the average Venezuelan, it meets its social responsibility supporting the educational project of the Seed Foundation in Caracas for the development of the rural school Nuestra Senora de Guadalupe in Venezuela, assisting children in critical levels of poverty, donating 10% of proceeds collected in each of their events

An evaluation Committee examines the artists to be promoted in our exhibitions in order to verify that it complies with certain requirements, such as: the artistic proposal must be contemporary; they studied in schools and/or recognized art workshops, both inside and outside Venezuela; exhibitions held in public and/or private spaces: museums, galleries, universities, houses of culture, showrooms, fairs; experience in teaching and research in the arts; Awards and/or nominations received at national and international levels

In addition, Artcoffee supports and provides the opportunity for 2 emerging Venezuelan artists, whose work can locate within the line of contemporary art

Artcoffee has had more than three exhibitions since October that took place in Boca Raton. Then were two in Doral and Cooper City. They are currently looking for a new location to continue their exhibitions café

Throughout each of the editions of the Artcoffee have been artists of great relevance in the field of contemporary art, among them are Elena Gil, Ingrid Lozano, Vicente Antonorsi, Patricia Van Dalen, Carlos Sanchez Vega, Javier León, Jorge Briceño, Rolando Quero, besides others…. And to emerging artists like Alexandra Marquina, Eunice Padrón and Astrid Campins, among others

As always there is a person behind all these organizations who support and advise members to obtain the best results in the mission undertaken, and in this case this is attributed to Kathy Pira, who has been a constant collaborator of Artcoffee

The idea of making the next Artcoffee in Weston would be that the protagonists and main interest of the many Venezuelan living in this city. “We know that the Venezuelan is art lover and that through him is remembered the creative essence, free and cheerful”, said Thais Marquina of Artcoffee. “We also consider that we must be a vehicle to go beyond what we currently are towards other groups and cultures this is why Weston has become a key place for the 4th edition of the Artcoffee, as it is here where there is a large Venezuelan community which in turn has integrated with a vast multicultural community …just what we try to reinforce!” concludes Trina Oropeza.

Artcoffee es una organización de un grupo de venezolanas residenciadas en el sur de la Florida, cuya mision está dirigida a promover el arte contemporáneo abstraccionista Venezolano a través de la organización de exposiciones y venta de piezas de artistas con reconocida trayectoria nacional e internacional, combinando el arte y la estética con una variada cultura del café y gastronomía típica venezolana. Es cuestión de resaltar nuestra identidad”, afirmo Trina Oropeza, fundadora de la Organización.

Este proyecto comienza a mediados del 2011 al producirse la realización del 1er Artcoffee en Octubre de 2011. Dado que  Artcoffee entiende la importancia de la educación frente a la realidad del colectivo venezolano, cumple con su responsabilidad social apoyando el proyecto educativo de la Fundación Semillas en Caracas para el  desarrollo de la Escuela Rural Nuestra Señora de Guadalupe en Venezuela, donde asisten niños en niveles críticos de pobreza, aportando el 10% de las ventas recaudadas en cada uno de sus eventos.

Un comité de evaluación examina los artistas a ser promovidos en nuestras exposiciones con el objeto de verificar que se cumpla con una serie de requisitos, tales como: La propuesta artística debe ser contemporánea; sus estudios realizados en escuelas y/o talleres de arte reconocidos, tanto como dentro y fuera de Venezuela; exposiciones realizadas en espacios públicos y/o privados: museos, galerías, universidades, casas de la cultura, salas de exposición, ferias; experiencia en docencia e investigación en las artes; premios y/o nominaciones recibidas a nivel nacional e internacional.

Adicionalmente Artcoffee apoya y brinda la oportunidad a 2 artistas plásticos venezolanos emergentes, cuya obra se pueda ubicar dentro de la línea de arte contemporáneo.

Artcoffee ha realizado más de tres exposiciones desde la del 1ero de Octubre que realizaron en Boca Raton. Luego se realizaron dos en Doral y Cooper City.  Actualmente están buscando  una nueva locación para continuar sus exposiciones/cafe.

A lo largo de cada una de las ediciones del Artcoffee se han presentado artistas plásticos de gran relevancia  en el ámbito del arte contemporáneo,  entre ellos estan Elena Gil, Ingrid Lozano, Vicente Antonorsi, Patricia Van Dalen, Carlos Sanchez Vega, Javier León, Jorge Briceño, Rolando Quero, entre otros…. Dentro de las propuestas emergentes, se les ha dado cabida a artistas como Alexandra Marquina, Eunice Padrón y Astrid Campins, entre otros.

Como siempre hay una persona detrás de todas estas organizaciones quienes apoyan y orientan a sus miembros para obtener los mejores resultados en la misión que emprenden y en este caso se le atribuye a Kathy Pira , quien ha sido una constante colaboradora de Artcoffee.

La idea de hacer el próximo Artcoffee es en Weston, dado que los protagonistas y principales interesados en esto, serían los tantos venezolanos que viven en esta ciudad. “ Sabemos que el venezolano es amante del arte y que a través de el rememoran su esencia creativa, libre y alegre”, comento Thais Marquina de Artcoffee.  “Consideramos además que debemos ser motor para que trascienda lo que somos hacia otros grupos de culturas diferentes, es así como Weston se convierte en un lugar clave para realizar la 4ta edición del Artcoffee, pues es aquí donde convergen la presencia de una nutrida comunidad venezolana que a su vez se ha integrado a una inmensa comunidad multicultural …justo lo que debemos reforzar!” concluye Trina Oropeza.

Water is vital to the survival of every life on the planet. The Earth might seem like it has abundant water, but in fact, less than 1 % is available for human use. The rest is either salt water found in oceans, fresh water frozen in the polar ice caps, or too inaccessible for practical usage. While population and demand on freshwater resources are increasing, supply will always remain constant. And although it’s true that the water cycle continuously returns water to Earth, it is not always returned to the same place, or in the same quantity and quality.

Fix a Leak Week 2012 is already here, for the fourth consecutive year, U.S. EPA’s WaterSense and its partners will raise awareness about the importance of eliminating household leaks during Fix a Leak Week, March 12 through 18, 2012. Fixing household leaks not only saves water, but reduces water utility bills—significantly. If you think that a tiny leak doesn’t make a big difference, let me share with you some facts:

-An American home can waste, on average, more than 10,000 gallons of water every year due to running toilets, dripping faucets, and other household leaks.

-The amount of water leaked from U.S. homes could exceed more than 1 trillion gallons per year. That’s equivalent to the annual water use of Los Angeles, Chicago, and Miami combined.

-Ten percent of homes have leaks that waste 90 gallons or more per day.

-The vast majority of leaks can be eliminated after retrofitting a household with new WaterSense labeled fixtures and other high-efficiency appliances.

-The average household spends over $700 per year on its water and sewer bill. By making just a few simple changes on how to use water more efficiently, you could save about $200 per year.

Everyone can play their important role in preserving our most precious resource. With just few simple steps you can make a big difference.   Here, you have some information to find out if you are wasting water and the source of the leak:

-Check your water meter before and after a two-hour period when no water is being used. If the meter changes at all, you probably have a leak.

-Identify toilet leaks by placing a drop of food coloring in the toilet tank. If any color shows up in the bowl after 15 minutes, you have a leak. (Be sure to flush immediately after the experiment to avoid staining the tank.)

-Examine faucet gaskets and pipe fittings for any water on the outside of the pipe to check for surface leaks.

-Replacing the toilet flapper, can be a quick and easy fix for your water woes.

-Replace Old and worn faucet washers and gaskets in your faucets, this frequently cause leaks.

-Showerheads leaks can be fixed by making sure there is a tight connection between the showerhead and the pipe stem and by using pipe tape to secure it.

Consumers can reduce water use by installing water-efficient WaterSense labeled products or employing efficiency practices, such as turning the water off while brushing teeth or running washing machines only when they are full. There are incentives available that will help you to reduce the initial cost.

INCENTIVES AND REBATES:

The Broward Water Partnership Program is offering rebates and free water-conserving devices.

-Qualifying participants are encouraged to replace their current toilet(s) that use(s) more than 1.6 gallons of water per flush with WaterSense® certified High-Efficiency Toilets (HET). Rebates are provided for up $100 each, or the cost of the HET, whichever is less.

-They are providing residential customers with free, low-flow water faucet aerators and showerheads.

Consumers can reduce their water bills by as much as 30 percent by using WaterSense labeled products and other water-efficient appliances.

Tu puedes hacer la diferencia… CADA GOTA CUENTA!

El agua es el elemento vital para la supervivencia de la vida en el Planeta. Pareciera que tenemos abundante agua en la Tierra pero la realidad es que tan solo un 1% se puede usar por los seres  humanos. El resto es agua salada en los océanos, agua fresca congelada en los hielos polares o inaccesible para su uso. Mientras que la población y la demanda por agua fresca están aumentando el abastecimiento siempre se mantiene constante. Es cierto que el ciclo del agua hace que esta, siempre regrese a la tierra, pero nunca es retornada al mismo lugar ni de la misma calidad.

La semana de Reparar una gotera del 2012 ya esta aquí, es el  cuarto año consecutivo, en esta semana que va desde el 12 de Marzo al 18,  U.S. EPA’s WaterSense y sus afiliados, se dedican a crear conciencia acerca de la gran importancia que representa el eliminar las goteras en los hogares. Acomodando las goteras o fugas de agua no solo se ahorra este recurso si no también representa un ahorro económico significativo en la cuenta del agua. Si usted es de los que piensa que una pequeña gota no representa ningún cambio, permítame compartir con usted algunos hechos:

Una casa promedio de los Americanos, pude producir una pérdida de agua de 10.000 galones cada año debido  a escapes en los inodoros, goteras en los lavamanos, y otros tipos de escapes.

La cantidad de pérdida de agua que se produce en las casas en los Estados Unidos puede pasar 1 billón de galones por año. Lo que es equivalente al consumo de agua anual de los Ángeles, Chicago y Miami juntos. El 10 % de las casas tienen goteras que fugan 90 galones de agua o más al día. La gran mayoría de las goteras pueden ser eliminadas después de la instalación  de equipos  eficientes  certificados WaterSense.

El promedio de las casas gastan alrededor de $700.00 en cuentas de agua. Haciendo pequeños cambios que permitan el uso más eficiente del agua, usted puede ahorrar $200 al año.Cada uno de nosotros puede jugar un papel importante en la preservación de nuestro recurso más preciado.  Con simples pasos, usted puede hacer una gran diferencia.

Aquí les doy información que les ayudará a saber si tienen algún tipo de fuga y su origen:

-Chequear tu medidor de agua antes y después en un periodo de dos horas donde el agua no es usada. Si el medidor cambia, probablemente tienes una fuga.

-Identifica las fugas en los toilettes colocando unas gotas de colorante de comidas en el tanque. Si después de 15 minutos se ve el cambio del color del agua en la taza, hay una fuga. (Asegúrense de bajar el agua inmediatamente después del experimento para evitar manchas en el tanque.)

-Examinar las empaquetaduras de los grifos y las junturas de los tubos para ver si hay agua en la parte de afuera y ver así si hay alguna perdida de agua.

-Una manera muy fácil y rápida de acomodar problemas de fuga es remplazando la trampa de los toilettes.

-Cambie las arandelas y empaquetaduras viejas de los grifos, estas frecuentemente causan goteras.

-Las goteras de las duchas pueden ser acomodadas asegurándose que las conexiones entre la ducha y el tubo están  apretadas y selladas con tape de tuberías.

Los consumidores pueden reducir su consumo  del agua instalando equipos eficientes certificados WatérSense o  empleando practicas eficientes tales como trancando el agua cuando se cepilla los dientes o usando la lavadora solo cuando esté llena. Si decide comprar equipos WaterSense, existen incentivos disponibles que le ayudarán a reducir el costo inicial.

With a 73% CIUDAD WESTON NEWSPAPER received the Blue Carpet AGA Awards

This past February, 300 people gathered at  the VIP lounge of Rick Case Honda to celebrate the X Anniversary of Americas Community Center which conducted an elegant cocktail to celebrate the Hispanic Leadership with the delivery of their first Americas Golden Awards prizes to recognize the personalities and organizations working for the benefit of the community in South Florida.

The event was hosted by the actress Sandra Eichler and prominent journalist Jaime Florez. Also participating in this event were important artists, entrepreneurs and communicators, such as Maria Isabel Saavedra, Eucario Bermudez, Gabriel Cifuentes, Alvaro Ruiz, among others, who assumed the task of delivering the awards to the honorees.

After a closed online vote which was launched the first days of January, and the judging byseven prominent community leaders who reserved the final 25% to the finalists you could see that Ciudad Weston Newspaper won decidedly with a 73%, against bright nominated media colleagues. Thanks to the enthusiastic votes of readers, advertisers and friends who allowed CIUDAD WESTON NEWSPAPER to win the Blue Carpet. A Special Recognition was presented to the senior figures, such as: Carlos Ardilla-Lulle , colombian entrepreneur and  Gustavo Cisneros from Venezuela.

The award was presented by Fabio Andrade, President of the Americas organization Community Center, and received by President of City Weston Corp, Leonardo Urosa, and Sales Manager, Julia Guerrero, since the  editor Evelyn Alcala, was out of the country.

“The method of voting via the internet allows us to measure the acceptance of the community since no votes can be repeated from a single computer, which guarantees that every one of the votes correspond to a different person” assured Eng. Urosa during the presentation.

Con el 73% CIUDAD WESTON NEWSPAPER fue galardonado en la Alfombra Azul

El pasado mes de Febrero, el Salon VIP de Rick Case Honda recibio a mas de 300 personas entre lideres empresariales, comunitarios y representantes del sector politico, educativo y comercial , asociados a Americas Community Center quienes fueron testigos de un  elegante Coctel para celebrar su decimo aniversario con la entrega de sus primeros premios Americas Golden Awards, y reconocer a las personalidades y organizaciones hispanas que trabajan en beneficio de la comunidad en el Sur de la Florida. Reconocimientos especiales le fueron entregados a altas personalidades, tales como: Carlos Ardila-Lulle de Colombia y Gustravo Cisneros, de Venezuela.

El evento fue presentado por la reconocida actriz Sandra Eichler y el destacado periodista Jaime Flórez. Ademas conto con la participación de importantes artistas, empresarios y comunicadores, como María Isabel Saavedra, Eucario Bermúdez, Gabriel Cifuentes, Álvaro Ruiz, entre otros, quienes asumieron la tarea  de entregar los premios a los homenajeados.

Luego de una cerrada votación online que fue lanzada los primeros días de Enero, además de la participación de 7 jurados quienes aportarían  un 25% del voto final,  se pudo conocer que Ciudad Weston Newspaper gano aventajadamente con el 73% frente a sus brillantes colegas de los Medios nominados, gracias a las entusiastas votaciones de lectores, anunciantes y amigos que lograron que Ciudad Weston Newspaper llegara a la Alfombra Azul.

El premio fue recibido de manos de Fabio Andrade, Presidente de la Organización Americas Community Center,  por el  Presidente de Ciudad Weston Corp, Leonardo Urosa y la Gerente de Ventas, Julia Guerrero, ya que la Editora Evelyn Alcala, se encontraba fuera del país.

THE HISTORY OF THE RELAY

Relay For Life is a celebration of life in honor of those touched by cancer.  Relay For Life also raises funds for the American Cancer Society’s programs of research, education, advocacy and service – programs that can reduce cancer deaths and cancer incidence, and improve the quality of life for those touched by cancer.

It began in 1985.  Dr. Gordon Klatt, an oncologist in Tacoma Washington, wanted to make a difference in the lives of his cancer patients.  Dr. Klatt’s idea was to run laps around a track for 24 hours and raise funds.  He raised $27,000 and donated the money to the American Cancer Society.  Since then, Relay For Life has grown to become the American Cancer Society’s national signature activity.

Relay For Life is a true community event where people of all ages and from all walks of life come together for a common cause.  We walk, jog or run relay style around the tracks or pathways at school or community football fields, fairgrounds and parks for eighteen hours.  Friends, relatives, local businesses, hospitals, schools, faith based organizations, service clubs and other organizations organize teams of 10-15 people.  Each team member is asked to raise a minimum of $100 before the event.

Food, fun and camaraderie are part of the Relay For Life experience.  There is the opening ceremony and first lap called our ‘victory lap’.  We cheer on our local cancer survivors, our friends, family and co-workers who have survived cancer. There is also a more solemn aspect of the event during the Luminaria ceremony. This is an emotional candle-lighting ceremony to honor those who have survived cancer and to remember those who have not.  This powerful ceremony ties participants personally to the cause of fighting cancer.  Relay For Life is about a community taking up the fight. As defined by the Merriam-Webster dictionary networking is an informally interconnected group or association of persons.”  These associations and/or groups can be personal relationships with friends, family, and others you meet in an informal gathering as well as business relationships you develop with vendors, customers, supervisors, subordinates, and even competitors you encounter during the course of your career.  In fact, networking has been said to be “the new wave of doing business in this ill economy.”  However, we have been networking since the beginning of time.  Even though it is the most powerful economic force with its own rich history, Networking is not taught at Harvard Business School,

Then if networking is so powerful and we have been doing this for ever, why are some networkers are more successful than others?  Is there a science and/or a technique to networking?  Absolutely, there is a magic to networking and it works all the time.

The Magic potion of Networking is  KISS  – Keep It Simple for Sales.  –

• Keep it simple for sales – The interaction in networking should not take more than two (2) minutes

Introduction –

• State who you are, Example:  I am  Doris Muscarella.
• Who your company is and/or the name of your company.  Example:  I am with Set Me Free Marketing, Marketing Out of the Box.

Series of Power Questions – After your introduction, ask a series of questions that makes the prospect think and respond in a way that gives you needed information.  This information allows you to formulate an impact response to show how you can help, and lets you know how qualified the prospect may be.  The question must be open-ended (a question that gets the prospect thinking).  This also tells your prospect, I am interested in what you do.

Sales – Your commercial is an opportunity to provide information that creates interest and response from people you network with.  However, it must be simple, to the point.  For example, you are in the temporary staffing industry and you are out networking at a trade association meeting.  You are introduced to a potential client, and the client asks you:  “What do you do?”  If you answer, I am in the temporary staffing industry, Smith Consulting Services, I have been in business for 30 years, I provide services for staffing….   You should be shot!  You have only twenty (20) seconds before the person turns his/her attention to something more important in his/her brain.

Simple and to the point response:  “We provide quality emergency and temporary employees for businesses like yours.”

Over the years, I have come across the following networkers:

Drive by Networker:  The networker who gives you his/her business card, shows no interest in YOU, and proceeds to sell, sell, sell you his/her business.

Network Vampires – Networkers who come to events, take your business card, whether you meet them and/or speak to them, and send you e-mails until your inbox explodes.

The Fluff Networker:  The networker who promises you the world, and when you try to call them never returns your calls and/or answers your e-mails.

In sum, when you are networking you need to remind yourself of the KISS formula.  Also remember to give your business card when asked, follow-through quickly and efficiently on referrals you are given.  In addition, when people give you referrals, your actions are a reflection on them.  Respect and honor that and your referrals will grow.  Call those you meet who may benefit from what you do and vice versa.  Express that you enjoyed meeting them, and ask if you could get together and share ideas.

Según definición para  la creación de redes en el diccionario de Merriam-Webster es un grupo informal entre sí o asociación de personas.  “Estas asociaciones y/o grupos pueden ser las relaciones personales con amigos, familiares y otras personas que se reúnen en un encuentro informal, así como las relaciones comerciales que se desarrollan con los competidores, clientes proveedores, supervisores, subordinados, e incluso se encuentra en el curso de su carrera.  De hecho, las redes son “la nueva ola de hacer negocios en esta economía enferma.”  Sin embargo, la creación de redes ha existido desde el comienzo de los tiempos.  A pesar de que es la fuerza económica más poderosa con su rica historia propia, la creación de redes no se enseña ni en las más famosas escuelas de negocios,

Si la red es tan poderosa, ¿por qué algunos usuarios de redes son más exitosos que otras? ¿Existe una ciencia y/o una técnica para la creación de redes? Por supuesto, hay una magia en la creación de redes y funciona todo el tiempo.

La poción mágica de la creación de redes es “KISS” – Definido en Ingles:  Keep It Simple for Sales – Ser Sencillo, Preciso, para la Venta. -

1. Debe ser sencillo para la venta – La interacción en las redes no deben tomar más de dos (2) minutos.

2 – Introducción -  Tiene 20 segundos para introducirse: Indique quién es usted, Ejemplo: Yo soy Doris Muscarella.  ¿Quién es en su empresa y / o el nombre de su empresa. Ejemplo: Yo estoy con Set Me Free de Marketing, Marketing de Out of the Box.

3. Una serie de preguntas poderosas – Después de su introducción, haga una serie de preguntas que le de una perspectiva de pensar y responder de manera que le brinde la información necesaria. Esta información le permite formular una respuesta de impacto para mostrar cómo se puede ayudar, y le permite saber cuan calificada la perspectiva puede ser. Simple y al punto de la respuesta: “Ofrecemos la calidad y la emergencia de los empleados temporales para las empresas como la suya.”

Con los años, me he encontrado con los usuarios de redes siguientes:

1. Drive by Networker: El networker que le da a su tarjeta de presentacion, no muestra interés en Ud., y procede a vender, vender, vender su negocio.

2. Los vampiros de red: los distribuidores que vienen a los eventos, toman su tarjeta de presentacion, si los conoces y / o habla con ellos, y le enviaran e-mails hasta que estalle su bandeja de entrada.

3. El Networker Burbuja:  El networker, que le promete el mundo, y cuando intenta llamar nunca regresa sus llamadas y / o responde a sus mensajes de correo electrónico.
En conclusión, cuando asista a una red de contactos debe recordar la fórmula KISS. Asimismo, recuerde dar su tarjeta de presentación cuando se la pidan, Haga seguimiento de forma rápida y eficiente en las referencias que se dan. Además, cuando la gente de referencias suyas, sus acciones deben ser un reflejo de ellos. Respete y honre sus referencias y creceran. Llame a los que cumplen que pueden beneficiarse de lo que usted hace y viceversa. Exprese que ha disfrutado de su cumplimiento, y le preguntarán si podrían reunirse y compartir ideas.

On Sunday, 13^th of February, the United Democratic Table (MUD), organization of the united opposing parties coalition of Venezuela, successfully closed the meeting, with three million Venezuelans exercising their citizen right to elect in the primaries who would represent the United Opposition and would confront the actual president of Venezuela on October 7^th Mr. Hugo Chavez who has been in power for 14 years. Among the five candidates aspiring to lead this fight for democracy were Diego Arria, Pablo Perez, Pablo Medina, Ma. Corina Machado and Henrique Capriles-Radonski, the last who won with 60% of the votes.  All five candidates have agreed to support whichever one of them wins the primary.

In Miami, it was a chilly morning but  with lots of enthusiasm from the voters, more than eight thousand Venezuelans of the twenty thousand registered in this circuit, came to the biggest center either here or in Venezuela according to the number of voters registered and they said “YES” again to the Venezuelan democracy. Other centers used by MUD for the primaries were in Tampa, Orlando, Georgia, North and South Carolina to attend the Venezuelans in these areas.

Venezuelan press both in and out of the country has echoed the unanticipated results of the primaries declared the winning candidate Radonski during is press release “has exceeded expectations”. The new representative of the Venezuelan opposition has said he is not a Messiah, and now prepares himself to gain the confidence of every Venezuelan.

According to his statement to EFE, Mr. Pedro Mena, secretary and voice of the MUD “there has never been so much emotion or desire to participate, this reveals a maturing of the Venezuelan in his political thinking realizing that in voting there could be a favorable ending for Venezuelans” In spite of the biggest majority of the people still backing Chavez in Venezulea, the triumph obtained in this electoral process is evidence to the deterioration for the Socialist Project and could constitute an important defeat to the current Government.

Teresa Albanes, president of the electoral commission of the MUD, commented in a phone interview to the Europa Press, that many Venezuelans “are scared” to participate in these primaries due to the possible retaliations that the government may assume. Albanes remembers that when the oppositions collected signatures in Venezuela to revoke Chavez in 2004, this list served to create a “black list” that was used against thousands of Venezuelans negating them government contracts, jobs and social programs by considering them “traitors to the regime”.

According to Dr. Nikiana Arenas, Venezuelan doctor and member of table 11, center Doral in Florida, this process offers security to the voters since this information will be totally destroyed. “After finishing the steps remaining, we will proceed to burn up all those listed. After compiling the votes, the lists will be destroyed under the supervision of Julio Moreno and Beatriz Olavarria. Only the ballots will remain as evidence”.  On Feburary 14^th the lists were publicly incinerated at Doral so that they would no longer be able to fall in hands of others and be used by functuaries of the Chavez government against those participating in this democratic process.

According to Dr. Arenas, there is 2 members per table, 1 secretary and 1 president. “There could be up to 6 witnesses per table” she said. The list of voters was gotten from the Permanent Voters Registry, REP, where all Venezuelans are officially registered. This list will be used to verify eligibility along with the laminated identity card current or expired” Arenas explained.

William Bentancourt, accompanied by his Rotweiler called “Kaiser Von”, traveled from Tamarac to the Doral to cast his vote.  Likewise Doral residence Carmen Teran and Patricia Malealo, came determined to contribute to the change in our country while proudly wearing the Venezuelan Seven Stars  Flag.

Expectations were surpassed, surprising the MUD as well as the voters. As manifested by Luz Ordonez, who said she thought there, were more people here than in other electoral processes and for this came with her whole family “because each vote counts” she concluded.

Juergen Lendewig, a handicapped young man, accompanied by his friend Alejando Molina, came from Hialeah to excursive his right to choose shared these words with us “we have an opportunity to make our rights worthwhile by participating” and sounding a challenge from his wheelchair Juergen told us “if you want a change, get out and vote”.

According to MUD member, Engineer Ramon Peraza, there were 3,400 votes by midday and they were very satisfied with the work done by MUD organizing and logistics in Orlando and Tampa.

President of the Electoral commission of Miami, Alexis Ortiz, while voting, told us that projection estimates had beaten the previous processes. He alleged that Houston and Puerto Rico along with 80 other cities around the world were also accomplishing the same process.  “However we have to wait until the ballots are counted in Caracas to know the results since they will be released by the National Electoral Commission”, Ortiz said. Ortiz observed a high sense of collaboration, unity and participation on part of the voters.

Luis Prieto, director of the MUD, ex-banker and director of the newspaper El Venezolano, seemed very happy with the results of the day, inviting voters to vote and reported that they still had access in the parking and traffic that was fluid through the efforts of the officers of the Doral municipal police where they worked hard to maintain easy access to the voting center.

Thanks to the support of the Mayor of Miami-Dade, Juan Carlos Bermudez, the commission of the city of Doral, Luigi Boria and congressman David Rivera, who made possible the realization of this event. Lourdes Ubieta, star of the radio station  Actualidad 1020 commented on how hard it was for the team to get everything done as planned.   It was not easy,  but we could!

Ely Bravo, Venezuelan commentator, author and artist inspired us with his positive laughter and comments that “the change will come to pass. It will come to pass. Because of the unity there is for these elections. There is a valid opposition outside (of Venezuela). “What we need now is for the Consulate so that the people can register” and vote for the presidency. Not to vote, but to be able to register because the consulate to be open to the presence of the records in Miami. We must eliminate the fear of voting because massive voting can make the difference” he concluded.

Finally, Juan Carlos Sanchez, President of the Hispanic Vote, told us that the voters that wished to sign a communique that the MUD-Miami will turn over to the OEA and the Interameican Human Rights asking for their intervention requesting that the Venezuelan government reopen the Consulate of Miami, that was closed last January in response to the deportation that Obama ordered of the consul Livia Acosta for spying and intervention in the state.

El domingo 13 de febrero del 2012, la Mesa de la Unidad Democrática MUD, organización de la coalición de partidos opositores de Venezuela, cerro exitosamente la jornada, con tres millones de venezolanos que  se dieron cita para ejercer masivamente su derecho ciudadano de  elegir en las Primarias a quien representará a la Unidad Opositora y que le hará frente al actual presidente de Venezuela el próximo 7 de Octubre, el Sr Hugo Chavez, quien ha estado en el poder durante 14 años.  Entre los cinco candidatos aspirantes a liderar esta lucha por la democracia, se encontraban Diego Arria, Pablo Perez, Pablo Medina, Ma Corina Machado y Henrique Capriles-Radonski, resultando este ultimo el ganador con el  60% de los votos. Estos cinco candidatos ya habían acordado apoyar a quienquiera de ellos que ganara las primarias.

RFESULTADO DE ELECCIONES PRIMARIAS FORTALECE A LA OPOSICION VENEZOLANA 

En Miami, con mucho frío pero con mucho entusiasmo, más de ocho mil venezolanos de los veinte mil inscritos en este circuito,  acudieron al centro más grande tanto en Venezuela como en el exterior, por la cantidad de votantes registrados aquí y que dieron el “SI” una vez más a la democracia venezolana. Otros centros que habilito la MUD para realizar las primarias estuvieron en Tampa, Orlando, Georgia y las Carolinas del Norte y Sur para atender a los venezolanos residentes en esas ciudades.

La prensa venezolana dentro y fuera del país, se ha hecho eco del inesperado resultado de las elecciones primarias, que según lo declaró el candidato ganador, Radonski, durante su rueda de prensa, “ha superado las expectativas”. El nuevo representante de la oposición venezolana dijo no ser un  Mesías y que tras haber obtenido el triunfo en las primarias de la oposición trabajará ahora para ganarse la confianza de todos los venezolanos.

Según lo declaró a EFE el Sr. Pedro Mena, Secretario y vocero de la MUD, “nunca antes había tanta emoción y deseo de participación, eso revela una madurez política del venezolano que sabe que en la vía del voto hay una salida favorable al caso de Venezuela”. A pesar de la gran mayoría que aun apoya al Presidente Hugo Chavez en Venezuela, el éxito obtenido en este proceso de elecciones primarias de la oposición constituye una evidencia del debilitamiento del Proyecto Socialista y podría constituir una importante derrota al Gobierno actual.

Teresa Albanes, presidenta de la comisión electoral de la MUD, comentó en una entrevista telefónica a Europa Press que muchos venezolanos “tendrían miedo” a participar en estas primarias por las posibles “represalias” que pueda asumir el Gobierno. Albanes recordó  cuando los opositores recogieron firmas en Venezuela, para realizar un referéndum revocatorio contra Chávez en 2004. Esta información sirvió posteriormente para crear una “lista negra” que fue utilizada contra miles de venezolanos para negarles el acceso a contratos gubernamentales, empleos y a programas sociales, por considerarles “traidores al régimen”.

Según lo declaró la Dra. Nikiana Arenas, medico venezolana, y miembro de la mesa 11, en el Centro Atrium de el Doral en Florida, este proceso ofrece seguridad para los votantes ya que la información será totalmente destruida. “Después que se cumplan todos los pasos que hay que cumplir, procederemos a destruir los listados. Después del escrutinio de votos, se destruirán las listas bajo la supervisión de  Julio Moreno y Beatriz Olavarria. Solo quedaran resguardadas las boletas como evidencia”.  Efectivamente, el dia 14 de febrero fueron incineradas las listas en un acto público en el Doral, de manera de evitar que vuelvan a caer en otras manos y sean utilizadas por funcionarios del gobierno de Chavez contra aquellos que participaron en este proceso democrático.

Según nos informo la Dra Arenas, secretaria de la mesa 11, hay 2 miembros de mesa, 1 secretario y 1 Presidente. “Podía haber hasta 6 testigos por mesa, señaló. El listado de electores  fue el emitido por el Registro Electoral Permanente, REP, donde se encuentran todos los venezolanos inscritos. Este listado se utilizo para verificar su inscripción junto con la presentación obligatoria de la cedula de identidad laminada, vigente o vencida”, explico Arenas.

William Betancourt, acompañado de su perro de raza Rotweiler, llamado Kaiser Von, vino desde la ciudad de Tamarac hasta Doral para dar su voto. Asimismo, las residentes del Doral, Carmen Teran y Patricia Maiello, llegaron decididas a contribuir para el cambio del país mientras ondeaban orgullosas la bandera de Venezuela.

Las expectativas fueron superadas, y sorprendió tanto a la MUD como a los votantes. Así lo manifestó Luz Ordonez, quien opino que  tenía la percepción que había mucho más gente que en otros eventos electorales  y esto la motivo a traer a toda su familia, “porque un Voto hace la diferencia” concluyó.

Juergen Lendewig, un joven con discapacidad, llego  acompañado de su amigo Alejandro Molina, desde la ciudad de Hialeah para ejercer su derecho de elegir, compartiendo con nosotros estas palabras:  “ tenemos la oportunidad de hacer valer nuestros derechos participando” y haciendo un llamado desde su silla de ruedas, Juergen  nos dijo “si quieren el cambio, salgan a votar”.

Según información del Ing. Ramon Peraza, miembro de la MUD, habrían 3,400 votos ya a las 12 del mediodía y que estaba muy satisfecho por el trabajo de la MUD que se realizo compartiendo la organización y logística con las ciudades de Orlando y Tampa.

El  Presidente de la Comisión Electoral en Miami, Alexis Ortiz, durante su acto de votación, nos dijo que había una proyección positiva resaltando que se habían superado todos los procesos anteriores. Alegó que Houston y Puerto Rico así como otras 80 ciudades en el mundo, estaban  realizando el mismo proceso.  Sin embargo, habría que esperar que los escrutinios se dieran en Caracas, para conocer los resultados, ya que serian emitidos por la Comisión Electoral Nacional.  Ortiz, observo un alto sentido de colaboración, unidad y participación por parte de los votantes.

Luis Prieto,  director de la MUD, ex – banquero y director del diario el Venezolano, se mostró muy satisfecho con los resultados de la jornada, invitando a los votantes a votar e informó que todavía había acceso en los estacionamientos y el tráfico estaba fluido gracias a la organización de los oficiales de la Policía Municipal de Doral  que trabajaron arduamente para mantener el acceso fácil al centro de votación.

Gracias  al apoyo del Alcalde de Miami-Dade Juan Carlos Bermudez, los Comisionados de la ciudad de Doral, Pete Cabrera, Luigi Boria y el  Congresista David Rivera, quienes hicieron posible la realización del evento. Lourdes Ubieta Moderadora de un Programa de Opinion en  Actualidad 1020, comento sobre el duro trabajo que represento para ella la difusión y convocatoria en este proceso.

Ely Bravo, venezolano locutor, escritor y artista nos contagió con su risa positiva y enérgica al decirnos que “el Cambio si va a suceder.  Sí va a Pasar. Por la Unidad que hay para ganar las elecciones. Sí hay una oposición valida en el exterior. “Lo que necesitamos ahora es lograr abrir el Consulado para que la gente se pueda inscribir” y votar para las presidenciales.  No por votar , sino para inscribirse, porque de todas  maneras para realizar las votaciones presidenciales se necesita una área mas grande con presencia Consular para la apertura de las actas en Miami. Debemos eliminar el temor a votar, porque  la votación masiva hace la diferencia” concluyo diciendo.

Para finalizar, Juan Carlos Sanchez, Presidente de Voto Hispano, señaló que los votantes que así lo deseen podrán firmar una comunicación que la MUD-Miami entregará a la OEA y a la Comisión Interamericana de los Derechos Humanos a objeto de solicitar su intervención para que el Gobierno Venezolano abra de nuevo al Consulado de Miami, el cual fue cerrado el pasado mes de enero, como respuesta a la deportación que Obama ordenara a la Consul Livia Acosta, por intervención y espionaje a la información de Estado.

Broadway va al cine en Weston con la Orquesta Sinfónica de las Américas

Weston, FL -. La Ciudad de Weston y la Sociedad Filarmónica de Weston se enorgullecen en presentar un espectáculo musical de primavera “Broadway Goes to the Movies” por primera vez, el próximo 17 de marzo  a las 8:00 pm, en el Auditorio del Cypress Bay High School en Weston.

The State Legislature has approved two redistricting plans that have infuriated Democrats and community groups. After months of controversy and discussions on the issue, the Republican-controlled House and Senate approved a congressional and legislative plan drawing new district lines, a process that takes place every 10 years in order to reflect changes in population as proved by Census data.

According to numbers collected by the Census, Florida’s populations has grown by more than two million securing two additional seats in the U.S. Congress.

At the state level, the new map will add two congressional districts for a total of 27.

Critics of the process and the new district lines, mostly Democrats, have said the Republicans violated anti-gerrymandering standards and the two Fair Districts amendments passed byFloridavoters. They have filed legal action at state Circuit Court.

The lawsuit only challenges the congressional plan, which was sent to Governor Rick Scott for approval, but has not been signed into a law yet.

The legislative plan has been sent to the Florida Supreme Court, which will begin hearing oral arguments on Feb. 29 and will have 10 days, after that, to make a decision. Democrats plan to oppose this plan as well.

Fair Districts amendments 5 and 6 were approved by 63% ofFloridavoters in 2010 with the purpose of eliminating gerrymandering, that lines be drawn to favor political parties or incumbents, and to protect participation of racial and language minorities in the political process. It also calls for districts to be drawn in a compact way using political and geographic boundaries, when feasible.

Republicans contend the new districts were not drawn illegally or with the purpose of favoring the GOP or incumbents. If this happened, it was an unintentional result of the process, said Senate Reapportionment committee Chairman Don Gaetz, a Niceville Republican.

A Democrat-controlled Legislature drew districts 20 years ago, although this didn’t prevent Republicans from becoming the majority years later.

Gaetz saw the lawsuit coming.

“We were told … that we would be sued no matter what the lines were, no matter how the districts were drawn,” he said. “My father used to say, ‘Some people would complain if you hung them with a new rope,’ and I think we had people who all along had a lawsuit strategy and hoped that somehow they could find some judge, somewhere, who would agree with their contentions.”

African American legislators found the rope comment to be offensive.

A coalition of nonpartisan community organizations, including the League of Women Voters of Florida (LWV), The National Council of La Raza, and Common CauseFlorida, has announced they too plan to challenge the map if Scott signs it into law. The Coalition believes the proposed map violates the Fair Districts amendments violating traditional principles of equal population, compactness, contiguity and respect for political and geographical boundaries. It is filled with political unconstitutional gerrymanders, they claim.

The lawsuit has already been written against Florida State Secretary Kurt Browning, the Florida Senate and the Florida House of Representatives, as well as their respective leaders, Mike Haridopolos and Dean Cannon.

Among other allegations, the group claims public hearings were held for voters to voice their opinions, but that the maps were never revealed.

“The Legislature’s proposed Congressional map does not reflect the totality of public opinion expressed at the hearings.  Rather, legislators cherry-picked statements from the public hearings to support their preferred plan or to justify particular elements in the map before their chamber, and ignored the balance of public opinion,” contends the lawsuit.

The Coalition has also emphasized thatFloridavoters are split down the middle when it comes to voting for Democrats or Republicans. The maps do not reflect this trend.

“The State’s intentional and purposeful use of the redistricting process to preserve one-party control and secure various incumbents’ reelection undermines the voters’ will and violates the Florida Constitution.”

The Coalition contends Republicans are favored with twice as many safe seats as Democrats, under the congressional plan.

The groups also have accused Republican legislators Mario Diaz-Balart and Daniel Webster of taking “affirmative steps to influence members of the Legislature and its staff to ‘improve’ the composition of their new districts to make them more favorable.”

Diaz-Balart denied any wrongdoing. “The allegations are an absolute and total fabrication,” Diaz-Balart told the Orlando Sun Sentinel. “I have never spoken to any legislator about making districts more favorable to myself or anyone else.”

Diaz-Balart had challenged amendment 6 claiming the power to change congressional redistricting rules resided solely with the Legislature and not voters. The court ruled against him and upheld the law.

The Coalition had proposed district maps following the “nesting” approach, which calls for the housing of three House district in each Senate district and prevents cross-cutting district lines. On an 11-page letter addressed to House Redistricting Committee Chariman Will Weatherford, the Coalition explained how this idea would eliminate confusion among voters and give them the advantage of having a more efficient and logical form of representation.

The plan was rejected and some Republicans believed it would not have passed the compacted test laid out under the Fair Districts amendment.

Deirdre Macnab, president of the LWV said her organization has been fighting for voters’ rights for over 70 years and this is what they intend to continue doing.

The final map needs to be reviewed by the U.S Justice Department to insure it complies with the Voting Rights Act.

Five of the biggest banks in the country paid the government more than 20 million dollars to midigate damages caused by bad mortgage practices according to a deal reached with the government.

President Obama I describe it as a given historic agreement which is the most important compensation achieved by federal authorities and a private economic since the agreement with tobacco companies, also the President say that this will help put an end to an era of irresponsibility with management of mortgage loans

The Department of Justice had previously announced a settlement with Ally Financial, Bank of America, Citigroup, J.P. Morgan, Chase and Wells Fargo five of the biggest banks in the country after more than a year of negotiations.

This agreement reflects our commitment to ensuring justice for the victims of irresponsible and abusive mortgage practices and also aims to “correcting errors “that  led to the “collapse” of the housing market. Most of the money will be used to pay the banks for immediate assistance to those owners who need to modify their loans.

Funds will be also allocated to refinance people who are up to date with their payments but whose mortgages exceed the current value of their homes. It will also help to owners who have lost their homes and the States will receive money to strengthen protections for citizens against foreclosures.

The Government has made it clear that the agreement does not give any kind of immunity to banks nor does it close the door to criminal prosecution against them. These banks, which in their day were “rescued with taxpayer’s money”, should “now correct their mistakes”, stressed the President Obama, remember that the bursting of the housing bubble caused many Americans to lose their jobs and their homes.

The authorities began to examine banking practices in 2010 when it became clear that the formalities of execution of mortgages by banks had been guilty of fraud.

One of the most widespread abusive practices was that of the so-called “robotic signatures”, relating to the allocation of employees in banks so that they quickly stamped signed on the formalities of execution without the proper study of the files, without negotiating with the debtor and acting against the “client” to burn clothing.

These actions were of mal practice in some cases and lack of common sense in others, have made it so that banks do not have the best reputation these days. Not only customers with residential loans have suffered these consequences, but banks also acted in way similar to commercial loans to small businesses, only in cases of commercial loans they acted quicker.

The lack of common sense is not exclusive to big banks. Small and medium ones are also susceptible to act quickly and/or with a great lack of common sense, as for example the 1st United Bank recently threatened  a small company in Weston, Office Professional Plaza, LLC with foreclosure if they did not met certain technicalities that small businesses never refused to comply, however the Bank hired a few lawyers who quickly started to implement its threats more expensive even more conditions of the loan and putting at risk of embargo against this small company and its members, causing  this small company to serve hard penalties and compromises. This practice of treating customers is not adequate to contribute to sustained economic growth. Not only did big banks use inappropriate practices but lack of common sense itself.

These extremes never bring anything good, earlier if you was breathing and had a social security number, you qualified and banks offered money for their property, to later execute him. Now to get a mortgage loan one has to reach perfection in the credit rating points as well as having excellent means of support: work, income, guarantees, etc. If you get your financing, read the small print ask about everything or hire a specialist to help you negotiate.

Metropolitan areas are stabilized thanks to foreign investors

Still properties prices remain low and are a good investment, considering that an increase is feeling in the new rentals. For investors this means: best returns. If you have the ticket for boarding the bus, get aboard….there is already less to come.

Varios bancos pagan multas por malas prácticas y/o por falta de sentido común

Cinco de los mayores bancos del país pagaran al gobierno  más de 20 millones de dólares para mitigar los daños causados por sus malas prácticas con las hipotecas tras un acuerdo con el gobierno. El presidente afirmo que esto ayudara a poner fin a una era de irresponsabilidad con el manejo de los prestamos.

El Departamento de Justicia había anunciado previamente el arreglo alcanzado con Ally Financial, Bank of América, Citigroup, J.P. Morgan Chase y Wells Fargo, cinco de los mayores bancos del país, después de más de un año de negociaciones.

Este acuerdo da justicia para las víctimas de las prácticas hipotecarias irresponsables y abusivas y también pretende corregir los errores que llevaron al colapso del mercado inmobiliario. La mayor parte del dinero que pagarán los bancos será para ayudar a los que necesiten modificar sus préstamos.

También se destinarán fondos para refinanciar a las personas que están al día con sus pagos y cuyas hipotecas superan el valor actual de su vivienda. Además se ayudara a propietarios que han perdido sus casas y también los estados recibirán dinero para reforzar la protección a los ciudadanos ante las ejecuciones hipotecarias.

El Gobierno ha dejado claro que el acuerdo no da ningún tipo de inmunidad a los bancos ni cierra la puerta a acciones penales en su contra. Esos bancos, que en su día fueron “rescatados con el dinero de los contribuyentes”, deberán “corregir ahora sus errores”, subrayó Obama, al recordar que el estallido de la burbuja inmobiliaria hizo que muchos norteamericanos perdieran sus empleos y sus casas.

Las autoridades comenzaron a examinar las prácticas bancarias en 2010 cuando se puso de manifiesto que en los trámites de ejecución de las hipotecas por parte de los bancos habían incurrido en fraudes. Una de las prácticas abusivas más extendidas fue la de las llamadas “firmas robóticas”, referidas a la asignación de empleados en los bancos para que estamparan rápidamente la firma sobre los trámites de ejecución sin el estudio debido de los expedientes, sin negociar con el deudor y actuando contra el “cliente” a quema ropa.

Estas actuaciones de mala práctica en unos casos y mucha falta de sentido común en otros, han logrado que los bancos no tengan la mejor fama en estos días. No solo los clientes con prestamos residenciales han sufrido estas consecuencias, también los bancos actúan de forma similar con los préstamos comerciales a las pequeñas empresas, solo que en los casos de préstamos comerciales actúan mas rápido.

La falta de sentido común no es solo de los grandes bancos, también son susceptibles los pequeños y medianos a actuar a la ligera y/o con una gran falta de sentido común, como por ejemplo el 1st United Bank recientemente amenazó a una pequeña empresa de Weston, Office Profesional Plaza, LLC con ejecutarlos si no cumplían con ciertos tecnicismos que la pequeña empresa nunca se negó a cumplir, sin embargo el banco contrata a unos abogados que rápidamente comenzaron a ejecutar sus amenazas encareciendo aun más las condiciones del préstamo y poniendo en riesgo de embargo a esta pequeña empresa y a sus integrantes, esta pequeña empresa está cumpliendo a duras penas sus compromisos. Esta práctica de trato a los clientes es poco adecuada para contribuir a un crecimiento sostenido de la economía. No solo los bancos grandes emplean prácticas de inadecuado sentido común, hay que cuidarse de todos.

Los extremos nunca traen nada bueno, antes si Ud. respiraba y tenía un número de seguridad social, Ud. calificaba y los bancos le ofrecían dinero por su propiedad, para más tarde ejecutársela. Ahora para conseguir un préstamo hipotecario tiene que alcanzar la perfección en cuanto a puntos de las calificadoras se refiere además de contar con excelentes soportes: trabajo, ingresos, garantías, etc. Si obtiene su financiamiento, lea la letra pequeña pregunte todo lo que pueda o contrate a un especialista que le ayude a negociar.

Zonas Metropolitanas se estabilizan gracias a inversionistas extranjeros

Muy a pesar de que los bancos no han contribuido con el mercado de viviendas dificultando el acceso al crédito a constructores y compradores, en la Florida, principalmente gracias a inversionistas extranjeros, mejoran áreas metropolitanas que estaban bien deprimidas tales como Cape Coral, Punta Gorda y Tampa en la costa oeste del Golfo de México y Miami en el Sureste de La Florida pues en seis meses consecutivos han incrementado los permisos para nuevas construcciones, han mejorado los empleos y también comienzan a recuperase los precios de las casas.

Estas mejoras en varias ciudades metropolitanas de La Florida es una señal que un vasto numero de la población esta visualizando que las condiciones económicas locales comienzan a estabilizarse. Por eso, la confianza es una de las variables que los economistas no pueden predecir y pareciera que la población se siente mas confiada y comienzan a demandar mas bienes y servicios.

Con este escenario de expectativas positivas por parte de los consumidores, lo prestamistas que creen mas en el negocio de los prestamos que en el cobro de “fees” (muchos bancos  tienen un alto porcentaje de sus ingresos en cobros de “fees” por todo) comienzan a frotarse las manos pues ven negocios buenos por venir.

Todavía bajan los precios de las propiedades siendo una buena inversión, considerando que se siente un incremento en los nuevos alquileres. Para los inversionistas significa: mejores retornos. Si Ud. tiene el ticket para abordar el autobús, móntese… ya quedan menos por pasar.
